Terms and conditions

Cancellations : Any cancellations made within  14 days of the scheduled arrival date, or in the event of a no-show, will incur a charge of 100% of the total reservation value.

Non-Refundable Bookings : All reservations made under a non-refundable rate are charged in full at the time of booking and are non-refundable, non-amendable, and non-transferable.

Check-In / Check-Out : Check-in is strictly from 2:00 PM onwards. Check-out is strictly by 10:00 AM on the day of departure. Early check-in or late check-out may be available subject to prior arrangement and availability. Additional charges may apply.

Smoking Policy : All bedrooms and indoor areas are strictly non-smoking. Any guest found smoking inside the property or bedroom will be liable for a cleaning and damage charge of up to €250.

Identification : A valid government-issued photo ID may be required prior to arrival or at check-in. Failure to provide valid identification may result in refusal of entry.

Right of Admission : Management reserves the right to refuse admission, cancel a reservation, or request guests to leave the property at its sole discretion where necessary to protect the safety, comfort, or wellbeing of staff, guests, or the property.

Damages & Additional Cleaning : Guests are responsible for any loss, breakages, damages, excessive cleaning requirements, stained carpets, stained bed linen, missing items, or damage caused during their stay. Relevant charges will be applied to the booking holder.

Noise Notice : As the property is located in the heart of Dublin city centre, some external street noise may be experienced, particularly during weekends, holidays, and busy city periods.

Behaviour Policy : Parties, gatherings, excessive noise, abusive conduct, or anti-social behaviour are strictly prohibited. Any breach of this policy may result in immediate eviction without refund, and where necessary, Gardaí may be contacted.

Occupancy Policy : Reservations are valid only for the number of guests declared, checked in, and paid for at the time of booking. Unregistered visitors or overnight guests are not permitted. Any breach may result in cancellation of the reservation without refund.

Luggage After Check-Out : All luggage must be removed from the room by check-out time. If luggage is left in the room after check-out and guests leave the property with the room keys, management reserves the right to remove and store the items. This service will incur a €150 handling fee.

Keys & Access Devices : Guests are responsible for all room keys, access fobs, and entry codes provided during their stay. Lost or unreturned keys may incur replacement charges.

Guest Responsibility : Guests are expected to treat the property, facilities, staff, and fellow guests with respect at all times and to comply with all house rules and safety notices displayed on the premises.

Pets Policy : Pets are strictly not permitted anywhere on the property.

Bicycles & Scooters : Bicycles, electric scooters, e-scooters, and similar transport devices are not permitted inside the property.



Dormitory Room Bookings – Additional Terms

Bed Allocation : Beds in dormitory rooms or sleeping pods are allocated by management. Guests are not permitted to choose or change beds without prior approval.

Bed Swapping : Bed swapping, exchanging beds, or moving to another bed or pod without permission is strictly prohibited. Any breach of this policy may result in the immediate cancellation of the booking without refund.

Assigned Bed Use Only : Guests must use only the bed or sleeping pod assigned to them at check-in. Unauthorized use of another guest’s bed space is not permitted.

Food Policy : Food is not permitted in dormitory rooms or sleeping pod areas. Guests must use designated dining or kitchen areas.

Locker Policy : Lockers must match the bed number booked. Guests may only use the locker assigned to their allocated bed number.

Quiet Hours / Devices : To respect other guests, the use of mobile phones, speakers, alarms, or electronic devices must be kept to a minimum during night-time and early morning hours. Excessive noise is not permitted.
